Property maintenance questions

Practical answers for body corporate, strata, real estate, builders, and managed property contacts.

We handle rubbish and junk removal, property clean ups, small repairs, general maintenance, planned upkeep, trade coordination, and urgent lockout support for managed properties across inner Brisbane.

We work with body corporate and strata managers, real estate teams, builders, managed residential and commercial properties, property owners, and authorised representatives.

Yes. Rubbish and junk removal is one of our main services. This includes abandoned goods, tenancy clear outs, common area dumping, builder debris, green waste, storage area clean ups, and rubbish removal before follow on maintenance.

Both. Some jobs are simply rubbish removal. Others are part of a wider property issue, such as a clean up before repairs, a tenancy changeover, or clearing an area so access or maintenance can continue.

Yes. Small jobs are a key part of the service. This may include door, lock, and hardware issues, minor carpentry, patch repairs, common area fixes, general maintenance, and builder overflow jobs.

Yes. We can assist with planned maintenance for managed properties that need regular attention, routine clean ups, common area upkeep, recurring rubbish removal, and ongoing maintenance support.

Yes. Urgent lockouts should be called through directly on 0418 732 072. Do not rely on the routine job form if immediate help is needed.

Urgent jobs include after hours lockouts, immediate access issues, or situations where the property is not secure. Routine maintenance, rubbish removal, and standard repairs should be lodged online.

Use the Lodge a Job page and include the site address, your contact details, job type, urgency, description, access notes, and photos where possible.

For most routine work, lodging the job is the preferred first step. It gives us enough detail to understand the issue before deciding whether the work can proceed, needs more information, or requires approval.

Site address, job type, urgency, photos, access instructions, tenant or site contact details, approval notes, and any preferred attendance window are the most useful details.

Tenants can lodge a job if they have been instructed or authorised to do so. Where approval is needed from a property manager, body corporate, owner, or builder, that should be made clear in the request.

Yes. Where licensed trade work is required, the right qualified person is involved. This may include plumbing, electrical, carpentry, locksmith work, or other trade related maintenance.

The Maintenance Centre is based around New Farm and currently services inner Brisbane.

Yes. If a clean up reveals repair work, access issues, damage, or make safe requirements, we can assess the next step and coordinate the right support where needed.

Not directly. Some work can be handled by The Maintenance Centre, some needs the right qualified trade, and some may sit outside our scope. If we are not the right fit, we will help work out the next step or point the request in the right direction.
